Industrial Boiler Preventative Maintenance Checklist
Preventative maintenance is not just an option, it's an operational mandate. A strict protocol prevents unscheduled downtime, catastrophic accidents, and drastically reduces energy consumption.
The Value of a Routine Checklist
Industrial boilers operate under extreme pressure and temperature conditions. A simple defective component can have a domino effect on your thermal cycle. Therefore, inspections must be divided into daily, weekly, monthly, and annual tasks.
Daily Inspection (Operation)
- Water Levels: Confirm sight glasses show proper levels and perform sight glass blowdowns.
- Presure and Temperature: Log steam pressure, exhaust gas temperatures, and fuel pressure to spot sudden deviations.
- Blowdowns: Perform bottom and surface blowdowns based on daily water chemistry analysis.
- Burners: Visually inspect the flame pattern and color. It should be stable and free from excessive smoke.
Weekly Inspection
- Check fuel supply valves and conduct low-water cutoff tests under pressure.
- Verify the real operability of audible and visual interlock alarms.
- Inspect the fuel supply systems (gas/diesel strainers, line pressures, and pumps).
- Look for leaks in steam lines and nearby thermal traps.
Monthly and Semi-Annual Inspections
- Detailed interior evaluation of control panels (check for loose or overheated terminals).
- Perform a combustion analysis using flue gas analyzers (measure O2, CO, CO2, efficiency).
- Clean filters and inspect couplings on forced or induced draft fans.
- Inspect visible refractory components and access door gaskets for degradation.
